Level 2 Homebuyer Survey

The level 2 homebuyer survey includes:

  • A Physical Inspection of the property
  • A report based on the inspection

This type of Survey is suited to newer style properties. The Surveyor will inspect the inside and outside of the building recording the construction and any visible defects, all services will be inspected. The report will also cover any dangerous materials, contamination & environmental issues.

All items throughout the report will have a Condition Rating next to them. If the EPC is present this will be analysed to establish if any improvements can be made to the property.

All reports are emailed to reduce our carbon footprint which is very important to us & with digital photos a pre or post call can be organised if required.

Level 3 Building Survey + Cost of Repairs

If your purchasing a property that is more than 50 Years old then this report will be suited to you, the Surveyor who provides the RICS Level 3 Building Survey aims to give you professional advice to:

  • Help you make a reasonable and informed decision when purchasing the property or when planning for repairs or maintenance
  • Provide as much detail of the condition
  • Identify risks or hidden defects which could affect you at a later date
  • Provide a detailed list of all repairs cost and likely timescales for the repairs

The surveyor will carry out a detailed survey of the inside of the house and outside the house, services, outbuildings, grounds and look into the construction of the building and look out for any dangerous materials, contamination, and environmental issues.
